We do not stop once we have successfully found you a property,
we will stay with you all the way...
Promises, promises...
Once verbally accepted, your offer then has to be confirmed in writing
and the seller has to confirm in writing that they are willing to
sell you the property at that price. This is all encapsulated in
a contract and it is from here, the Compromis de vente, that
you step from dream to reality and enter the complex French legal
system. We explain the French legal procedures involved in buying
a French property in greater detail elsewhere on this site and,
whilst we recommend to clients that they familiarise themselves
thoroughly with the system, we will be with you when you
sign this all important document. We will also have taken you through
the procedure beforehand, paying particular attention to any get-out
clauses (clause suspensives) that you may wish to include
and making sure you understand the cooling-off period and procedures.
Money...
It is at this stage, the Compromis de vente, that you have
to part with some money. The deposit asked for is usually 5% of
the agreed sale price and is paid into the Notaires account. This
you will lose if you pull out for any reason that is not covered
in your get-out clauses. Then we wait...
Things to do...
Following the signing of the Compromis de Vente, there are
certain things that you have to do and many that you ought.

The process grinds to a conclusion...
After around 60 days, during which time the Notaire conducts their
searches and deed checking etc., the day of completion finally arrives
and you, or your legal representative/power of attorney MUST turn
up at the Notaires office at the appointed time. We will also be
there for you. The Notaire will go through the paperwork including
the results of searches and the sellers statutory obligations of
reporting on various issues, from termites to presence of lead etc.
He will then detail exactly where the money you have previously
sent him has been allocated... between the buyer-the estate agent-the
government-the Notaire themselves. You and the buyer sign and....
you now own a home in France! Oh yes... it is at this stage that
you also pay us our finders fee.
You aren't finished yet...
After the Acte de Vente, there is likely to be a great deal to do
to make your new home viable. If you are not on hand to do this
yourself, then we can do it for you.
